Your buying a house. Which one will it be? These are all listed within 10,000 of the same price..?

A. A brick about 2,000 sq.ft. with a privacy fence, patio in the back, swimming pool. 4 Bd. 3.5 ba. In town near Mall. B. A large frame house on 5 acres out in the country. 3 miles from town. 3 bd 2 ba. It has a circle driveway in the front. Privacy fence, patio, two sheds and a greenhouse. Two car garage. C. A large stone house with flower beds in front. 2874 sq. ft. A garden area and Gazebo on 14 acres in the country. 5 bd. 3.5 ba. 2 story home with large staircase. LR, Den, Kit., Dining area, office, guestroom with extra bath. Small fishing pond in back. 1 shed and two car garage. Home located 10 miles from town. A. Home is 12 yrs. old. B. Home is 7 yrs. old. C. Home is 54 yrs. old.

  1. Without knowing the property tax, cost of homeowner insurance, age of the furnace and other building structures it is impossible to decide. C is my choice since I like neighbors far away. But C involves a lot more in utilities, home owner's insurance, heating and maintenance of grounds.

  4. Living in the woods with deeded lake rights, I know that C. requires much more maintenance (every season) and the Taxes are killer when you live in a bedroom community. My house is no where near as grand, and it was done on purpose. I love my tiny little house, Especially when you pay $16 on a thousand around here. Their are McMansions every where from the last 'Real Estate Boom' and I know for a fact that banks are inundated with underwater mortgages because of ballooned appraisals and poor lending practices. I'm glad I spent what I had and not what I wish I had or I'd be stuck with C. unable to afford electricity or food. And I'm guessing you are in Real Estate, know? Have the banks got around to 'stimulating' any of your potential buyers? They aren't where I live. I think they know the market is not done bottoming out. Good luck.

  7. In order....C...then B...then A. For me the acreage would make the choice.
  8. B, because it would be fairly up to date, and close to town but room for horses and for my dogs to run.
  9. I would buy the older home (C). They made homes better back then and compared to the others, it has more space. I can't imagine a 2,000 sq.ft. home with 4 bedrooms & 3.5 baths. The rooms must be very small. I don't like a circle driveway in the front of a house because when cars park there it takes away from the home. So, I guess that leaves me with C. I love the large staircase and extra rooms but again, the rooms must be small. My home is 4,300 sq.ft. wi/4 bedrooms and 3 baths, living room, family room, library, eat-in kitchen and 3 car garage. My rooms are large and I don't think I would be in the market for any of the houses you mentioned.
  10. None would really suit me, but B sounds the closest. All have attributes which appeal though.

  12. C. This house may be 54 years old, but houses in that time period were well built than the houses that were built 7 to 12 years ago. This house sounds like a real good buy. :-)
  13. It's hard to pick between B and C, but I'd probably go with B. It doesn't have footage listed, but I'm guessing it's smaller that C, since C has so many more rooms. I like a circle driveway and the greenhouse is a real plus. Plus, in bad weather, that 3 miles is lot more easily walked if necessary than the 10 of C. I'd be very tempted over C though. If I saw all three, my guess is that I'd fall in love with C and go for it. I think the maintenance would be a bit of a bear though. Sometimes age is a plus and sometimes it's a minus. Would have to see C to know which in its case. My house is 115 years old, built in 1895 and excruciatingly solid. They REALLY do not build houses like this one anymore! I'm not sure the style and workmanship of the 54 year old house would impress me much...but it might.
